The old adage “You Get What You Pay For” is especially true with home inspections. If you are looking for the cheapest inspector, then I would suggest you might be better served by looking at another inspector. My prices are very competitive, but I will not be the cheapest, and for good reason. The type of service I offer my customers is worth more to them, and is valued accordingly.
You want to remember, now is not the time, and your new home, or property is not the place where you want a cheap inspector. Many think that all inspectors are alike; nothing could be further from the truth. Your choice should be based on the experience, credentials, and talents of the inspector.
Choosing someone that is going to do a thorough and complete inspection, generating a report that can be used extensively for many years, and providing personal, one-on-one service is what my business is all about.
My qualifications are detailed on this link. I have over 35 years of both residential and commercial construction, property management, engineering, and extensive project and program management experience. These experiences provide me with the background to know what to look for, what matters, what is important, and how to treat my customers.

Let Me Tell You A Sad, But True Story
Recently a Dr. Friend told me that his daughter, who was purchasing a home, hired a home inspector. The inspector observed water stains in the attic but because the wood and stained area was dry, he subsequently concluded that the leak must have been repaired and was no longer a concern. Of course the inspection was done on a dry, midsummer day, and of course it had not rained for several weeks. When the next rain storm occurred, the roof leaked again, causing interior damage. Not only did they need to repair the roof, but they also had additional expenses repairing the inside of the home. This simple mistake cost his daughter and her husband several thousand dollars. When a stain is observed, a good inspector will continue looking, analyzing, and trying to find the potential cause, or at the least, indicating that a roofing contractor conduct a detailed roof evaluation in an effort to identify the source of the leak. To conclude that the leak was fixed without verification, additional work, or recommending additional evaluations is simply an inexperienced inspector collecting money from unsuspecting clients.
By choosing Beneath The Shadows Home Inspections, you will choose an experienced, seasoned, and mature inspector that will do the job right. If you are not happy with my inspection, my report, or my service, you will receive a full refund for the cost of the inspection.
